    How real estate commission is calculated

    Commission starts as a percentage of the agreed sale price. Three per cent on a $500,000 sale is $15,000 of gross commission. That figure is what the transaction generates in total — it is not what anybody actually receives, which is where most disagreements start.

    A referral fee, if one was agreed, comes off the top. Referral arrangements are common in international property, where an agent in one country introduces a buyer to an agency in another, and they are usually expressed as a percentage of gross commission rather than of the sale price. Taking 20% referral on that $15,000 leaves $12,000 to divide.

    What remains is split between the agency and the agent who performed the work. Splits vary enormously — an even 50/50 is common for an employed agent, while a self-employed agent covering their own costs might take 70% or more. Some agencies use a sliding scale that improves as an agent hits annual targets.

    Where a sale involves both a listing agent and a selling agent, the gross is typically divided between the two sides first, and each side then applies its own internal split. Run the calculator twice in that case — once per side.

    None of this includes tax. VAT applies to agency commission in many markets, and income tax on the agent's share depends on whether they are employed or self-employed. Treat the output above as gross figures before tax.
